Due to the structure of MCC Estates, we have a very flexible and open-minded attitude towards potential land opportunities. Nowhere is this better demonstrated than our approach to purchasing land, where our decisions are quick and decisive.
The majority of sites we purchase are on brownfield land. Below are some examples of brownfield sites we have purchased in the past:

Although 95% of our developments are on brownfield land, we will also consider long-term strategic options in green belt locations.
Due to the very nature of brownfield sites, they are often within established neighbourhoods where a proposed development may have a significant impact on a community. On these sites we carry out community planning events, in order to understand the aspirations and concerns of local residents. This process leads to fewer objections during the planning process, and often helps when negotiating with local authorities.
We are also keen to acquire unmodernised houses and flats within strong London locations for long term investment. Our experienced construction team take the property back to “shell” form where we then seek to create a high quality unit, up to current standards, but still respecting the age and character of the building. Upon completion these properties are then rented out predominately to the private sector, but also to the social rented market. We are also interested in acquiring freehold ground rent investments, and take a flexible view on yields depending upon location and the term of the leases.
